Want to buy property in Kenya from the USA without flying home first? Sir Francis Homes helps Kenyans in Texas, Minnesota and across America buy title-verified apartments, villas and land in Nairobi remotely: live video viewings in US time, prices in US dollars or shillings, payments into verified project or advocate accounts, and a licensed agent on the ground from your first WhatsApp message to the day you collect your title or keys.
This page is written for serious buyers. It covers what US-based Kenyans can legally own, what a Nairobi home really costs in dollars, how the remote buying process works step by step, how to pay safely from a US bank, and which areas and projects make sense for rental income or a future return home.

Why Kenyans in Texas and Minnesota buy property in Nairobi
Texas (Dallas–Fort Worth, Houston, Austin) and Minnesota (Minneapolis–St Paul) are home to two of the largest Kenyan communities in the United States. Most of the buyers we serve there want one of three things: a rental apartment that pays in Nairobi while they work abroad, a family home ready for retirement or relocation, or a plot to build on later. Earning in dollars and buying in shillings also works in your favour when the shilling is weaker, and several developers now price units in US dollars, which removes the currency guesswork.
The challenge is trust and distance. Diaspora buyers are targeted by fake sellers, double-sold plots and stalled off-plan projects. That is why every property we market is checked against the title and the developer’s approvals before it reaches you, and why we never ask you to pay money to an individual.
Can you buy property in Kenya from the USA? What you can own
- Kenyan citizens living in the USA, including dual Kenyan–US citizens, can own land and property in Kenya on freehold or leasehold, exactly as if they lived in Nairobi.
- Non-citizens (for example a US-born spouse buying alone) can own property on leasehold of up to 99 years under Article 65 of the Constitution of Kenya. Most Nairobi apartments are sold on leasehold sectional titles anyway, so the process is the same.
- Agricultural land has extra restrictions for non-citizens, so foreign buyers usually focus on apartments, townhouses and residential plots in town.

How to buy property in Kenya from the USA, step by step
- Brief us on WhatsApp. Tell us your budget (USD or KSh), the area, bedrooms, cash or mortgage, and whether it is to live in or to rent out. We reply with a shortlist the same day.
- Video viewing in your time zone. Texas and Minnesota are on Central Time, 8 hours behind Nairobi (9 hours from November to March). A 7am Dallas call is 3pm in Nairobi, so we book live walk-throughs early morning or late evening US time.
- Due diligence. Your advocate runs an official title search on Ardhisasa, and checks the developer’s approvals and the sale agreement. For off-plan, follow our off-plan checklist.
- Reserve and sign remotely. You sign the offer and sale agreement electronically or through a specific power of attorney given to a trusted person in Kenya. A power of attorney signed in the USA must be notarised and authenticated before it is stamped and registered in Kenya; your advocate confirms the exact steps.
- Pay safely. Wire funds only to the developer’s escrow or project account or to your advocate’s client account, never to an agent’s or individual’s personal account. Confirm the account details by phone before every transfer.
- Transfer and handover. Your advocate pays stamp duty, registers the transfer or lease, and we handle the snag list and key collection, with photos and video sent to you.

Paying from a US bank, mortgages and taxes
- Paying in dollars: many developers accept US dollars directly; others price in shillings and your bank converts. Keep every wire confirmation, as your advocate and KRA may need proof of where the money came from.
- Diaspora mortgages: several Kenyan banks lend to Kenyans abroad against proof of overseas income. Many developers also offer interest-free payment plans of 12–36 months during construction.
- Rental income tax: rent earned in Kenya is taxed by the Kenya Revenue Authority (the residential rental income tax is charged on gross rent). Also check how the income is treated on your US tax return with your US tax adviser.
Best areas for US-based buyers

FAQs: buying property in Kenya from the USA
Can I buy property in Kenya from the USA without travelling?
Yes. You can view by live video, sign documents electronically or through a notarised power of attorney, and pay by wire into a verified escrow or advocate account. Many of our US-based clients only travel for handover.
Can a US citizen buy property in Kenya?
A non-Kenyan can own property on leasehold for up to 99 years, which covers most Nairobi apartments. Kenyan citizens, including dual Kenyan and US citizens, can own freehold as well.
Can a non-Kenyan buy land or a farm in Kenya?
Generally not agricultural land: the Land Control Act restricts farm land to Kenyan citizens. Foreign buyers usually buy apartments, villas or townhouses on leasehold within Nairobi and other towns.
Do foreign buyers pay extra taxes in Kenya?
No. There is no separate foreign-buyer tax. Everyone pays the same stamp duty, 4% of the value in Nairobi and other towns (2% in rural areas), plus legal fees of about 1% to 2%.
What documents do I need to buy from the USA?
A Kenyan ID or passport (or your foreign passport if you are not Kenyan), a KRA PIN, which you can register for online, and proof of funds. Your advocate handles the sale agreement, searches and transfer.
How much do I need to buy a Nairobi apartment from the USA?
Studios start from about US$52,000 in Riverside, and from KSh 2.9 million in Kilimani. Add about 5 to 7 percent for stamp duty, legal fees and registration.
How do I send money safely from the USA?
Only wire to the developer’s escrow or project account or to your advocate’s client account. Never pay an individual, and confirm account details by phone before each transfer.
What time can I do video viewings from Texas or Minnesota?
Central Time is 8 hours behind Nairobi (9 hours in winter). Early morning in Dallas or Minneapolis is afternoon in Nairobi, so we schedule viewings then or late evening US time.
Do Kenyan banks give mortgages to Kenyans in the USA?
Several Kenyan banks offer diaspora mortgages against proof of income abroad, and many developers offer interest-free payment plans during construction.
