Where to buy or stay: the best areas on the Kenyan coast

Nyali, Mombasa

Nyali is Mombasa’s most established upmarket suburb, on the north side of the city across the Nyali Bridge. It has beachfront hotels and apartments, malls, international schools, hospitals and quick access to Moi International Airport and the SGR terminus. That makes Nyali apartments for sale popular with families relocating to Mombasa, and Nyali short stays popular with business travellers and visitors who want city convenience with the beach nearby. Bamburi, Shanzu and Mtwapa extend the same strip further north.

Diani Beach, South Coast

Diani is regularly voted one of Africa’s best beaches: about 17 km of white sand along Kwale County’s coastline, with reef-protected water, kitesurfing, diving, Colobus monkeys in the coastal forest and a lively restaurant scene. It is Kenya’s strongest market for holiday homes and Airbnb-style rentals, and the airstrip at Ukunda has direct flights from Nairobi. Galu, Tiwi and Msambweni offer quieter beaches nearby.

Kilifi and Vipingo: Pazuri, Awali and Vipingo Ridge

The north coast between Mtwapa and Kilifi town has become Kenya’s fastest-growing area for holiday homes and second homes. Vipingo, about 45 minutes north of Mombasa, is home to Vipingo Ridge (with its PGA Baobab golf course and airstrip) and to master-planned residential estates such as Pazuri at Vipingo and Awali, built around gardens, clubhouses and ocean views. Kilifi town and its creek, Takaungu and Bofa beach add a relaxed, creative feel.

Lamu, Shela and Manda

Beachfront plots touch the beach or the high-water line and command the highest prices on the coast, because supply is fixed and they make the most sought-after villas and holiday lets. Second-row plots sit just behind the beachfront, usually with a public or private beach access path, and cost much less while still being a short walk from the sand.
